Minutes of the meeting of the PRWA Board of Management,

A meeting of the PRWA (Plumeria Resident Welfare Association) Board of Management was held on 31/05/2024 in the PRWA office. The meeting was presided by Mr. Gautam Chopra, President, PRWA.

The following members were present in the meeting-

  1. Gautam Chopra, President
  2. Bhuvan Bhasker Srivastava, Secretary
  3. Manish Mathur Vaish, Member
  4. Sandhya Agarwal, Member
  5. Ajai Kumar Saxena, Member

The agenda of the meeting was as following-

  1. Addressing power supply challenges and need for electrical infrastructure upgrades
  2. Implementation of power conservation measures
  3. Any other matter with permission of the chair

The following were resolved in the meeting-

  1. To address the urgent power supply needs, it was unanimously approved to levy an additional amount Rs. 1000/- ( Rupees one thousand only) per month in the maintenance charges for all the flat owners for the next 6 months. The funds collected will be utilized for the following procurement and upgrades:
  2. Purchase of new transformers to increase the electricity handling capacity for the society’s escalating power requirements. The existing transformers are unable to cope with the high summer demand.
  3. Purchase of an additional new 500 KVA generator due to the increase of the load and as the existing generator is quite old and  risks overheating and potential damage if the load exceeds its rated capacity during power outages.
  4. Replacement/ Repairing of all the main electric panels and the electric panels of the blocks. Besides this the fund collected will be utilized for the organizing of the disarrayed wires/ replacement of the defective wires in the meter room of all the blocks also. The new panels are required to ensure safe and efficient distribution of increased electricity load from the new transformers and generator.
  5. The temporary levy of an additional amount Rs. 1000/- (Rupees one thousand only) per month over 6 months will accumulate sufficient funds to undertake these critical electrical infrastructure upgrades across the society. This will ensure an uninterrupted, stable and reliable power supply even during peak demand periods.
  6. All the flat owners those who have their electric power connection from the common area are hereby asked to mandatorily install a 1 KW DG backup device in the electrical circuit of their flats. This DG backup will be useful when there is a power outage and the electricity supply is being provided through the generator set. It will prevent excessive load on the generator and protect it from potential damage.
  7. An advisory will be circulated to all residents highlighting the power conservation practices to be adopted with immediate effect until the electrical upgrades are completed. These include:
  8. Using minimum electrical load in flats by avoiding running multiple high consumption appliances simultaneously. This will prevent overloading of the existing transformers and generator.
  9. Operating high consumption appliances like washing machines, iron etc. only between 6-9 AM when overall society demand is lower.
  10. Optimizing air conditioner usage by setting temperature at 24°C, using timers to avoid continuous operation, and promoting use of shared bedrooms with AC instead of multiple room units.
  11. Encouraging residents to transition to energy efficient electrical appliances over time to reduce overall power consumption.
  12. Avoiding wastage of electricity for decorative or non-essential purposes like exterior lightings etc.

These power conservation steps, while temporary, are the need of the hour. They will reduce the strain on the existing electrical infrastructure until the new augmented systems are operationalized. Collective efforts from all the residents are the need of thehour during these challenging times.
